My name is Frank Ruiz. I have been a licensed real estate broker in the Mexican Caribbean for 25 years and have lived in the Riviera Maya for 31. I am the CEO of Frank Ruiz Realty Group and the Director and Master Broker of Coldwell Banker Riviera Maya.
In that time, I have completed more than 1,000 real estate transactions for buyers and investors from the United States, Canada, Mexico, and Europe. It covers Mexican real estate law, property valuation methodology, commercial transactions, legal processes, tax obligations, negotiation, and property management. It is the benchmark the Mexican government uses to define what a qualified real estate professional looks like. I met that standard.

I am also certified under the EC0110.02 standard — Asesoría en Comercialización de Bienes Inmuebles — issued by AMPI Nacional through SEP and Conocer, Mexico's national competency certification system. This certification validates formal competency in real estate advisory, property valuation, legal processes, and commercial transactions at the federal level, valid across all of Mexico.
I completed the full 8th Generation AMPI academic program — more than 70 courses covering every discipline of professional real estate practice in Mexico, from real estate law and property valuation to negotiation, marketing, finance, fiscal obligations, and strategic management.
