Holbox Real Estate Infrastructure 2026: A Buyer’s Guide
Holbox real estate infrastructure is changing in three documented ways: a police and fire base began construction in January 2026, the island was presented as a national circular economy pilot in June 2026, and a road upgrade toward Chiquilá was announced in October 2025. Getting there still means road, then ferry.
What is changing in Holbox real estate infrastructure in 2026?
Holbox is a small island, so every public work has an outsized effect on daily life. The table below lists only items described on official Quintana Roo government pages, with the date shown on each page and the status as the page words it.
It is a record of announcements and early works, not a forecast, and none of these pages gives a completion date.
| Item | What the official page states | Date on the page | Status as described |
|---|---|---|---|
| Base de la Policía y Bomberos de Holbox | Total investment of 16 millones 500 mil pesos | 13 January 2026 | First stone laid to begin construction |
| Same base, scope | 556 metros cuadrados in a first stage, with two cisternas de 20 mil litros | 4 October 2025 | Announced as a work to be built |
| Holbox Circular | Biodigester for una tonelada semanal of organic waste and 24 paneles solares | 5 June 2026 | Described as planned measures |
| Kantunilkín to Chiquilá road | 2 kilómetros, from kilómetro 71+100 to 73+100, widened from 7 to 9 metros | 4 October 2025 | Modernization announced with support from the Secretaría de Infraestructura, Comunicaciones y Transportes (SICT) |
Is Holbox getting its first police and fire base?
According to the Gobierno del Estado de Quintana Roo, Governor Mara Lezama Espinosa laid the first stone of the Base de la Policía y Bomberos de Holbox on 13 January 2026. The page gives the total investment as 16 millones 500 mil pesos.
An earlier state announcement, dated 4 October 2025, describes a first stage of 556 metros cuadrados that includes two cisternas de 20 mil litros and rooms for civic justice. That page says the funding comes from the Fideicomiso para el Fortalecimiento de la Seguridad en el Estado, plus state and municipal contributions.
The wording on the amount differs slightly between the two pages. The October 2025 page speaks of more than 16.5 millones de pesos, while the more recent January 2026 page gives a total of 16 millones 500 mil pesos, so this article uses the later figure.
For an owner, the practical point is emergency response on an island with no road link. The Governor said the project is meant to improve response times and strengthen surveillance.
What is Holbox Circular and what does it mean for owners?
Among the planned measures are a biodigester able to process una tonelada semanal of organic waste and the installation of 24 paneles solares for energy generation and storage. The page also announces a code of good practices aimed at both residents and visitors.
The page lists the Comisión Nacional de Áreas Naturales Protegidas (CONANP), FONATUR, the Secretaría de Marina, the Comisión Federal de Electricidad, the Secretaría de Turismo and the Secretaría de Energía as federal participants, alongside the Gobierno de Quintana Roo and the Ayuntamiento de Lázaro Cárdenas. For buyers, the code of good practices is the item to follow, because it is addressed to anyone who lives on or visits the island.
How do you reach Holbox, and what is happening to the road?
A Holbox fact sheet from the Consejo de Promoción Turística de Quintana Roo, hosted on consulmex.sre.gob.mx, estimates about 2 hours by road from Cancún to the port of Chiquilá, then about 20 minutes by ferry or boat to the island. The same sheet says there are no automobiles on the island, and that bicycles, motorcycles and golf carts are the usual way to get around.
The sheet’s distance table lists 144 km and 1 h 40 min from Cancún airport to Holbox, which differs from the road and ferry estimates in its text. Confirm timing for your own route and season before planning arrivals with guests.
On 4 October 2025, the Gobierno del Estado de Quintana Roo announced the modernization of 2 kilómetros of the Kantunilkín to Chiquilá road, from kilómetro 71+100 to 73+100, with support from the Secretaría de Infraestructura, Comunicaciones y Transportes (SICT). The works would widen the road from 7 to 9 metros, with two lanes of 3.5 metros each and lateral shoulders of un metro.
Because the announced section covers 2 kilómetros, read it as an upgrade to one stretch of the route, not to the whole corridor to the ferry port.
What does the protected area setting mean for a Holbox purchase?
The Consejo de Promoción Turística de Quintana Roo sheet states that the island sits within the Reserva Ecológica Yum Balam, declared an Área de Protección de Flora y Fauna. It describes the island as 40 kilómetros long and 2 kilómetros wide.
That setting is part of why infrastructure on Holbox moves at island pace. Ask a notary and the relevant authorities what applies to a specific lot before you commit. The same sheet notes that Holbox has only one ATM and no banks, and it carries no date, so confirm the current situation and plan your cash accordingly.

What should a buyer verify before relying on these projects?
- Whether each item is an announcement, a work in progress or a finished work, and ask for the latest official page that says so.
- How emergency response, waste handling and power work on the specific street you are considering.
- What the protected area setting means for the particular lot, confirmed in writing through the notary.
- Your real arrival route, including the road to Chiquilá and the ferry crossing, in the season you plan to use the home.
- Which services are on the island today and which you must bring with you.
Local perspective
Holbox sells on atmosphere, but it lives on logistics. An island that depends on a ferry crossing, a road corridor and local systems for waste and power rewards buyers who ask practical questions before they fall for a view.
The items above point in a sensible direction: emergency response, waste handling and the approach road. They are also announcements and early works, so the right reading is cautious interest paired with documents.
For a second home, the useful questions are simple. Who responds if there is an emergency at your address, how are waste and energy handled on your street, and how will you and your guests arrive in bad weather or on a busy weekend. Official pages tell you what has been announced, and a site visit tells you what is actually in place.
